Protecting our homes, our families, and our property values.

Stop forcing our seniors out. Stop spending our money unnecessarily.

The president said if you can’t afford the assessment, you’ll have to sell. Forty owners can force a special meeting. That is the bylaw — not a slogan.

Special meeting

0 / 40

40 owners to go

Article II, Section 3 — 25% of proportionate interests. 40 of 159 units is the working target. Names stay confidential until we reach it.

Article II, Section 3

40 of 159 units.

A petition of owners holding 25% of the proportionate interests forces the president to call a special meeting. Collect extra so a weighting surprise does not sink it. Renters cannot sign this form — they can still stand with their building.

Key points

What neighbors need to know before they sign.

The rule

40 Owners Force A Meeting

Article II, Section 3: owners holding 25% of the interests can call a special meeting. 40 of 159 is the working target. Names stay off the public site until we hit it.

Safety

Heat, Leaks, Fire

Buildings C and D lost heat and hot water in a freeze. Building A had fire after known leaks. One shared loop: boiler dies, everyone is cold. Heat is due back October 1 — the newsletter told owners to check the transformer, zone valve, and thermostat themselves. That’s Common Element work (Declaration Article I, Section 2: heating that serves more than one unit). Not a DIY errand.

Money

Two Extra Condo Fees

The 2026 assessment equals two extra fees. Half due September 30, balance November 30. No payment plans. The president said if you cannot afford it, you will have to sell. Stop forcing our seniors out. Stop spending our money on no-bid work.

Seniors

If You Can’t Afford It, Sell

That is what the president told neighbors facing the assessment. We are looking for a community board and Cares volunteers so seniors are not pushed out of their homes. Forty owners can force a meeting. Stop the waste.

The lot

Paid, Overdue, Now Promised

Residents report over $50,000. Paved in 2019. The September newsletter admits sealcoating was overdue and says resealing starts this month. Credit the work if it happens — then ask who bid it.

Pipes

56 Years Old. Lined, Not Replaced.

Most water, heat, and sewer pipes are 56+ years old. They are lining cracked sewers because “the cost to change them all out would be prohibitive.” That is a reserve-study sentence.

Contracts

The “PIPELINE” Monopoly

The same small circle keeps the sewer and drain work — lining cracked pipes instead of replacing them, then lining the next crack. Decks, roofs, siding, trees: no competitive bids. Friends of the people making the calls. Ask who owns the lining shop.

Safety

A Pool People Can Actually Use

Slip-resistant steps and two handrails so no one falls. Pennsylvania fair-housing law covers this condo pool: a resident with a disability can request a lift or other modification. Stairs alone are not access.

Why we are here

Transparency. Safety. Property values.

01

Transparency

No-bid work, related-party contracts, and assessments without a real explanation are how 159 homes lose money together.

02

Safety

Heat failures in a freeze, known leaks, and a fire after those leaks are not paperwork problems. They are how people get hurt.

03

Property values

A cracked lot, original siding on most buildings, and a community with no resident life is how a 1972 condo gets marked down at sale.

Community board

Help make Trimble Run better.

Run by community members. Not Council. Not the office. Events, neighbor help, watching the walks — at least three people under the Code. We meet anyway until they make it official.
